The Wellness Centre will feature 26 bedrooms and onsite facilities for residents. A team of experienced and qualified staff will be available on-site 24/7 to effectively manage the facility and provide support to residents. The building has been carefully designed with the surroundings and neighbouring properties in mind to create an attractive structure. A large landscaped garden will be available for the benefit of residents. 
The location is sustainable, with easy access to transport connections and a range of local bus services.

The Wellness Centre represents an important contribution to meeting the need for treatment centres in Salford, reducing the need to build on undeveloped Greenfields or countryside locations.

Concept

The Wellness Centre is a specialist facility that offers detox and rehab services to individuals struggling with addiction issues. Prior to admission, each client undergoes a comprehensive evaluation performed by a qualified physician. The centre operates with a team of experienced and competent staff, including addiction workers, support staff, administrative staff, housekeeper, cleaners, two chefs, and two kitchen porters, as well as external providers such as a psychologist, counsellor, yoga and meditation instructor, art therapist, massage therapist, dietitian, sports coach, groundskeeper, window cleaners, and maintenance staff. The centre has 26 bedrooms for clients and operates 24 hours a day.

Logistics

To ensure the safety of local residents, clients are abstinent from all substances upon admission and are not allowed to leave the premises without supervision. Before going out with a staff member, a risk assessment is conducted. All clients are self-funded and have voluntarily entered rehab. The premises are under constant surveillance by CCTV, and while additional security measures are not necessary for the target client population, the centre has 24/7 on-site nursing staff and a doctor available at designated times.

 

Visitors are typically only allowed on Sunday afternoons and staff work from 8 AM to 8 PM, with night staff covering from 8 PM to 8 AM and external staff attending for specific sessions between 9 AM and 6 PM. Local businesses benefit indirectly from the provision of fresh food items such as vegetables, meat, and fish and supplies such as toiletries and pharmacy items.

The project will create up to 30 new direct employment opportunities, plus many more indirect opportunities, for the local community.

The proposed development presents the opportunity to introduce a visually enhancing building to the site.

The underutilized brownfield site can be regenerated through the new development.

Additionally, there is potential to enhance the ecology and sustainability of the site.

The Site

The existing site for the proposed Wellness Centre is located in the suburban area of Broughton, in the ward of Salford, close to the centre of Salford and Manchester City Centre. The site is located at the corner of the busy roads of A579 Great Cheetham Street West and B6187 Great Clowes Street, with a busy intersection nearby.

The building on the site is a derelict two-storey detached building with a late Victorian/Edwardian appearance, featuring typical architectural and window details of the era. The site slopes approximately 1.2m across and drops 
in a northeast-to-southwest direction, and is overgrown with trees, dilapidated outbuildings and a gated vehicular access point. The surrounding area contains a mix of suburban housing stock, including two and three-storey semi-detached and terraced houses and some large 
apartment blocks ranging from four to six stories. 
The site is adjacent to the Grade II listed No.278 Parkside, a grandiose Victorian villa. The neighbouring built form along Great Cheetham Street West is predominantly  Victorian/Edwardian in appearance, with taller buildings on the eastern aspect due to rising topography. The buildings on the south-western portion of Great Cheetham Street West are mostly two-storey semi-detached properties with projecting dormers and ground-floor bay windows, while the eastern side of Great Cheetham Street West and the north side of Great Clowes Street is characterized by two-storey detached and semi-detached residential properties constructed on larger and more open curtilages. The site is well connected to local transport routes with bus stops located on Great Cheetham Street West and Great Clowes Street, and is close to Albert Park, a large green space with playgrounds, football pitches and tennis courts, and also near Broughton Rugby Club. In general, the surrounding area of Broughton is predominantly residential with a varying density and character of built form that is dependent on the era of construction and location.
